What is the purpose of the Regional Commercial Systems Study?
The Regional Commercial Systems Study will review the location of existing designated commercial areas to determine if the designated commercial lands are sufficient to meet the current and anticipated market needs, and will adequately address emerging commercial trends. Further, the Regional Commercial Systems Study will review the downtown areas and provide policy recommendations to ensure the vibrancy of Strathroy-Caradoc’s downtown areas.
Why is the study reviewing the commercial system at a Regional-level?
The study will assess commercial demand based on the trade areas of Strathroy and Mt. Brydges, which serve a population base beyond the settlement areas, as well as beyond the municipal boundary of Strathroy-Caradoc. Further, the study will identify the degree of influence of other communities outside the Municipality of Strathroy-Caradoc that may cater to the residents of Strathroy-Caradoc. As such, it is important to recognize that commercial trade is not confined to a settlement area or a municipal boundary.
Will the study review the demand from a pandemic lens?
The Regional Commercial Systems Study will incorporate the latest information on commercial trends and data; however, it is important to recognize that the study is reviewing the commercial outlook over a long-term horizon, a 30-year period. The pandemic has accelerated the already existing move towards e-commerce. The study will consider, over the long-term horizon, the types of commercial uses that are anticipated to continue to grow.
